Some Statements From The Persatuan Penduduk Kondominium Sri Putramas 1, Kuala Lumpur. (PPKSP):

Resident's Association Centre

1        The Resident's Association, (PPKSP/SPCRA), as from    23rd      October 2007   have permission to use the meeting room at    the Club House, for the purpose of RA business.

2        We have developed a Vision, Mission and our objectives.           We also have a strategic direction to take the RA into future   developments in SP1.

3        Our current strategic direction is:
**  To have a critical mass through our Membership Drive
**  Develop a plan to rectify defects, improve facilities,                 security and undertake financial planning with the current MC - An Operational Plan of immediate, medium and long term objectives.         
**  Develop service and quality standards with the                              current MC - Work towards achieveing  ISO Quality                 Standards.
**  Achieve Good Governance in financial management                    planning for SP1.

4        We extend our warmest regards and congratulations to all          those who have worked relentlessly (despite unfounded allegations) to achieve this milestone.  Well Done !!!!

BUILDING AND COMMON PROPERTY (MAINTENANCE AND MANAGEMENT) BILL 2006

The above Act came into effect following the government's desire to provide a framework and mechanisms for the proper maintenance and management of buildings and common property.

1       KEY FEATURES OF THE ACT

        The appointment of a Commissioner of Building by the State Authority in collaboration with the local authority.
          The establishment of a Joint Management Body (JMB) consisting of Developer and the Purchasers.
          The election of members for the Joint Management Committee   (JMC).

  2       THE "ROAD-MAP" TOWARDS JMB and JMC        

      Mr. Chua (Asst General Manager) has developed a "road-map " for Sri Putramas 1, to work towards the formation of the JMB and JMC in accordance with the Act.

3       PPKSP's ROLE        

        The current committee members of the Persatuan Penduduk Kondominium Sri Putramas1(PPKSP/SPCRA) do not have automatic right to be in the JMB or the JMC.  
          An election process will determine the formation of the JMB and the JMC. Please contact Mr. Chua on this matter.

On 26th May 2007, key members of PPKSR met with management and representatives of Meridian Effort Sdn. Bhd. (Management Company) to find a constructive and collaborative "way-forward" to deal with the many "dissatisfactions" owners in SP1 continue to express.  The following are the outcomes of that meeting.

 

1        ESTABLISHING A  WORKING GROUP
          An agreement was undertaken to work collaboratively with the current Management Company. This led us to form a "Interim Working Group" which has been meeting, monthly, since June     2007.

2       TERMS and REFERENCE
          The main objective of this group is to have a monthly meeting with MC to find solutions and resolve matters on the following:

          a)       Defects - to rectify all defects at common areas.

          b)       Security _ to improve the current provision.

Facility Management and Maintenance _ to highlight current shortcomings and find solutions.

          d)       Increase the value of Sri Putramas 1.

 

3       KEY OPERATING PRINCIPLES

          We, the members of PPKSP, together with MC have adopted the following principles:

          a)       To work within an open and democratic process.

          b)       To maintain transparency in all our undertakings.

          c)       To continually consult and inform all owners and residents.

          d)       To maintain "visibility" and have an "open door" policy.

          e)       To be accountable to all our members and stakeholders.

 

 

4       MEMBERSHIP

          The current elected committee members and members of the PPKSP meet the current MC on a monthly basis.  PPKSP's committee members meet one week prior to the main meeting to   discuss and formalise the agenda of the on-coming meeting. Management will attend if and when it is required.     

PROPOSED UP-GRADING WORKS IN A LETTER BY MC ON 17 TH OCTOBER 2007  

The Resident's Association (PPKSP/SPCRA) following a committee meeting on 22 nd October 2007 and after consulting members and owners wish to state that we are reviewing the proposal.
We will discuss this matter at the forthcoming monthly Working Committee meeting with the RA (PPKSP/SPCRA) and MC Management Company.

Financial Statements of 31 st March 2007

  The Resident's Association (PPKSP/SPCRA) following a committee meeting on 22 nd October 2007 and after consulting members and owners wish to state that we are reviewing and will comment on the audited accounts.

The RA is of the view that achieving good governance in financial management and planning and to be transparent in all financial undertaking is paramount.

Our vision set out in our strategic plan is to strive to make Sri Putramas a good place to live. To this end, financial planning and management of all future operational plans is an important and integral part of our agreement to work collaboratively with the current Management Company.

We will discuss this matter at the forthcoming monthly Working Committee meeting between the RA (PPKSP/SPCRA) and MC Management Company.
